Hutchinson Consulting Engineers provided structural engineering services for Stage 2 of the Kōwhai Falls retail development (B Block) in Warkworth, approximately 5,000m² of large-format retail within a wider 15,000m² master planned commercial precinct.
The structural design supported an accelerated programme, with the building delivered in around six months. Cost-efficient long-span timber framing and steel portal systems create flexible, column-free retail tenancies, while prefabricated timber elements and insulated panels enabled rapid enclosure of the building envelope.
Close collaboration with the contractor and developer resolved staging, sequencing and interfaces with the adjacent earlier-stage buildings. The completed development now houses a range of national retail tenants and represents a significant expansion of commercial infrastructure in the growing Warkworth area.
